Traditional Contractor Model
Involves separate contracts between homeowner, Designer & General Contractor where the homeowner assume the responsibility of managing both. Prone to hidden costs and longer timelines.
Pros:
- Homeowner can hire their choice Designer, Architect/Engineer (if required), and General Contractor.
Cons:
- Homeowner must act as a go-between and manager Contractor & Designer.
- Homeowner assume liability of project going over budget and over time.
- Higher likelihood that conditions are hidden at the time of the design that need to be addressed during the construction process.
Design Build Model
An all-in-one contract which combines Design, Contracting, & Project Management services into a systemized process and single point of contact saving you time & money.

Pros:
- One point of contact & detailed agreement.
- Systematic process managed through a preliminary concept & client input.
- Greater transparency of how design choices impact budget.
- Design Build firm handles all orchestration of trades & materials. Homeowner does not need to act as a go-between and manager Contractors and Designer.
Cons:
- Limited ability for homeowner to bring in a preferred trade or subcontractor; at MBD we can make this work!
